This Hire Agreement shall be between the Hirer and the Property Owner.
For bookings made within 2 months of your holiday start date, please pay the full amount plus damage deposit. For a booking made more than 2 months before your holiday start date, a deposit of 30% of the rental cost is required. The balance plus the deposit is then due 2 months prior to the holiday start date. Failure to make payment by the due date may result in your booking being cancelled and the loss of your deposit.
Upon payment of the deposit and subject to acceptance of the booking, the Hirer becomes liable for the balance of the rent 2 months before the holiday start date.
Linen and towels
The property is equipped with bed linen including sheets, duvets, duvet covers and pillow cases. We also provide towels and tea towels, with the exception of some short breaks when guests may be asked to provide their own towels. We do not provide any cot bedding or linen.
The rental cost is inclusive of all reasonable use of electricity and gas. Selected properties have a private water supply.
The property may not be occupied by persons other than those named on the booking form. The hirer shall not part with possession of the property or share it except with members of the party named on the booking form.
The Hirer and guests should make themselves aware of safety instructions at the property, locations of emergency equipment and read the instructions for use for fire extinguishers/fire blankets. For reasons of safety guests should carefully read the method of use and safety instructions for wood burning stoves prior to lighting.
This Contract is made on the understanding that the property will be available for the dates stated. In the unlikely event that the property is not available through events arising out of the control of the Property Owner, the Property Owner may be forced to cancel the booking. The Hirer will be advised of such circumstances as early as possible and the Property Owner will refund all monies paid in full but the Hirer will have no further claims against Only or the Property Owner.
In the event of a cancellation being received in writing the Property Owner will endeavour to re-let the property and, if successful, will refund any monies already paid less the initial 30% deposit.
If the property is not re-let for any reason, the original Hirer is liable for the whole of the rental amount.
It is recommend that the Hirer takes out insurance to cover the cost of events such as losses, damage to personal belongings and cancellation.
Baggage and personal belongings are at the Hirer's risk and no responsibility can be accepted for loss of or damage to such items.
The Hirer and other members of the party must not cause an annoyance or become a nuisance to occupants of the neighbouring properties. Under these circumstances we reserve the right to terminate the agreement and ask The Hirer and all guests to leave. No compensation shall apply for the interruption of the holiday.
Damage Deposit £150.00 to £200.00
All bookings are accepted on the condition that the property is handed back in clean and tidy condition. Any unreasonable, unexpected or additional cleaning required will be charged for. All breakages or any damage must be paid for in full by the Hirer. The deposit amount is payable with the balance. The damage deposit less the cost of any damages will be returned to you within 7 days of your departure or we will notify you of any underpayment to be met. For guests making payment by credit or debit card your card details will be held in lieu of cleared funds and any additional costs charged.
Tenancies commence after 4pm on the start date of your holiday and terminate at 10am on the finish date of your holiday. Under no circumstances may the Hirer enter the property or use the parking spaces before 4pm on the commencement date and the property and parking spaces must be vacated by 10am on the termination date unless prior agreement is made. Late departure is charged at £15 per quarter hour if housekeeping are unable to access the property promptly on departure day.
The Property Owner or their representatives shall be allowed access to the property at any reasonable time during the holiday occupancy. In case of emergency immediate access must be permitted.
Small well behaved dogs are permitted at selected properties by prior arrangement. A supplement of £25.00 per dog applies. Dogs are not permitted upstairs, on any furniture or in bedrooms. Dogs must be kept under control and supervised at all times and not be permitted to cause nuisance to other guests or residents, some properties may also have livestock nearby. Dogs must not be left unattended at the property. Any dog mess must be removed immediately and disposed of appropriately.
All properties are strictly non smoking throughout.

Please note that we are only responsible for the provision of the connection and we advise that you take steps to ensure your own safety on-line. These include installing a personal firewall and up-to-date antivirus software before using this connection. Parents are advised to supervise their children. Illegal downloads including copyright infringement are not permitted.
We are unable to fully guarantee this third party supply.
Noise: A level of noise is to be expected at centrally located properties, St Ives is a bustling town and has a thriving gull population. Terraced properties may also experience some degree of noise. For advice regarding an individual properties suitability for your party please contact us.
Flora and fauna: Insects and pests are commonplace and their occasional presence is not indicative of poor levels of housekeeping.
Third party suppliers.
Only are unable to fully guarantee the availability of any of the optional services supplied by a third party during your stay. Contracts for Holisitc Therapies are directly between the guest and the therapist.
Please notify us of any problems as soon as they arise. Only will then endeavour to resolve the situation effectively. The Owner will remain solely for liable.
If there is a breach of any of these conditions by the Hirer or any of their party, we reserve the right to re-enter the property, terminate the booking and ask the Hirer and their party to leave.
