Sleeps 8 + 2 Accessed by a sweeping gated drive and overlooking the sea this sprawling contemporary home from Only is private and secluded, surrounded by sub tropical gardens and is just ten minutes on foot from the heart of St Ives or the golden sands of Carbis Bay.

Space abounds both inside and out and this unique family home offers something for all ages. A large  games room on the lower level with comfy sofas, lcd tv/dvd/freeview, toys, books and table tennis plus outside, a playhouse, wooden climbing frame will keep the children entertained whatever the weather.  Upstairs a grown up sitting room with lcd tv/freeview/dvd/ Ipod dock looks out across the bay and provides a more peaceful retreat with a wood burner and relaxing sea views. Double doors open onto the gardens.

The farmhouse kitchen is light, bright and fully equipped, granite tops, dishwasher, fridge/freezer and a wine chiller, an enormous picture window frames the outlook to the ocean and open plan dining seats ten.

A sunny conservatory in the middle of the house has further sea and garden views, perfect for a morning coffee or afternoon tea. There is wi fi access throughout.

Bedrooms are fresh and inviting, upstairs a king with a double futon and sea views, a double with French doors to the conservatory plus a pretty bunk room . Downstairs, adjoining the games room a zip link superking/twin.

The main bedroom is en suite with bath and separate shower, a further upstairs shower room with second wc and a downstairs wet room and third wc will meet everyones needs.

No need to trail sand through the house on your return from the beach, the wet room has direct access from the games room and the adjacent utility area has hanging rails for wetsuits and plenty of space to dry towels and beach gear.
There is also a washing machine and tumble drier.

The gardens are simply stunning, decking with patio furniture and bbq for al fresco dining, childrens play area, plenty of space to kick a ball or to simply relax and take in the view. Stepping stones cross an open pond at the top end and the footpath to St Ives or Carbis Bay is just to the left of the gates.

Acres of space, stunning views, comfy and inviting this Only is perfect for seaside living, a soothing relaxing space from which to soak up the delights of the surrounding area.

Carbis Bay St Ives

Carbis Bay is located on the Cornish coast between Hayle and St Ives next to the older village of Lelant. Set on and around a steep wooded cliff which runs down to a sandy beach Carbis Bay is a popular holiday resort. There are a plethora of hotels and guest houses, mostly along the side of the A3074 Hayle - St Ives road running through the village.

Nestled amongst the trees on the hilside as it slopes down to the sea are a large number of whitewashed houses and bungalows which somehow give the area a foreign feel. Further down the hillside there is a tiny railway station served by the St Ives branch line, one of the most scenic in the country.

Carbis Bay is bordered to the west by Porthminster Point and to the east by Hawke's Point, both with heavily wooded cliffs. Hawke's Point looks out over Porthkidney Sands and is a well known surfing 'secret spot'!. Carbis Bay beach itself is one of the best family beaches around with all the facilities right on the beachfront and relatively safe swimming.

The original Cornish name of the bay is 'Barrepta Cove' after one of the local farms. Carbis is probably derived from the Cornish word for causeway although where or what the causeway might be is unclear.

Terms & Conditions

Booking Conditions

Agreement
This Hire Agreement shall be between the Hirer and the Property Owner.

Payment
For bookings made within 2 months of your holiday start date, please pay the full amount plus damage deposit. For a booking made more than 2 months before your holiday start date, a deposit of 30% of the rental cost is required. The balance plus the deposit is then due 2 months prior to the holiday start date. Failure to make payment by the due date may result in your booking being cancelled and the loss of your deposit.

Balance Payment
Upon payment of the deposit and subject to acceptance of the booking, the Hirer becomes liable for the balance of the rent 2 months before the holiday start date.

Linen and towels
The property is equipped with bed linen including sheets, duvets, duvet covers and pillow cases. We also provide towels and tea towels, with the exception of some short breaks when guests may be asked to provide their own towels. We do not provide any cot bedding or linen.

Utilities
The rental cost is inclusive of all reasonable use of electricity and gas. Selected properties have a private water supply.

Sleeping Capacity
The property may not be occupied by persons other than those named on the booking form. The hirer shall not part with possession of the property or share it except with members of the party named on the booking form.

Safety
The Hirer and guests should make themselves aware of safety instructions at the property, locations of emergency equipment and read the instructions for use for fire extinguishers/fire blankets. For reasons of safety guests should carefully read the method of use and safety instructions for wood burning stoves prior to lighting.

Availability
This Contract is made on the understanding that the property will be available for the dates stated. In the unlikely event that the property is not available through events arising out of the control of the Property Owner, the Property Owner may be forced to cancel the booking. The Hirer will be advised of such circumstances as early as possible and the Property Owner will refund all monies paid in full but the Hirer will have no further claims against Only or the Property Owner.

Cancellation
In the event of a cancellation being received in writing the Property Owner will endeavour to re-let the property and, if successful, will refund any monies already paid less the initial 30% deposit.
If the property is not re-let for any reason, the original Hirer is liable for the whole of the rental amount.

Insurance
It is recommend that the Hirer takes out insurance to cover the cost of events such as losses, damage to personal belongings and cancellation.

Personal belongings
Baggage and personal belongings are at the Hirer's risk and no responsibility can be accepted for loss of or damage to such items.

Nuisance
The Hirer and other members of the party must not cause an annoyance or become a nuisance to occupants of the neighbouring properties. Under these circumstances we reserve the right to terminate the agreement and ask The Hirer and all guests to leave. No compensation shall apply for the interruption of the holiday.

Damage Deposit £200.00
All bookings are accepted on the condition that the property is handed back in clean and tidy condition. Any unreasonable, unexpected or additional cleaning required will be charged for. All breakages or any damage must be paid for in full by the Hirer. The deposit amount is payable with the balance. The damage deposit less the cost of any damages will be returned to you within 7 days of your departure or we will notify you of any underpayment to be met. Alternatively a credit card pre authorisation for the same amount can be taken.

Occupation Times
Tenancies commence after 4pm on the start date of your holiday and terminate at 10am on the finish date of your holiday. Under no circumstances may the Hirer enter the property or use the parking spaces before 4pm on the commencement date and the property and parking spaces must be vacated by 10am on the termination date unless prior agreement is made. Late departure is charged at £15 per quarter hour if housekeeping are unable to access the property promptly on departure day.

Access
The Property Owner or their representatives shall be allowed access to the property at any reasonable time during the holiday occupancy. In case of emergency immediate access must be permitted.

Pets
Small well behaved dogs are permitted at selected properties by prior arrangement. A supplement of £35.00 per dog applies. Dogs are not permitted upstairs, on any furniture or in bedrooms. Dogs must be kept under control and supervised at all times and not be permitted to cause nuisance to other guests or residents, some properties may also have livestock nearby. Dogs must not be left unattended at the property. Any dog mess must be removed immediately and disposed of appropriately.

Smoking
All properties are strictly non smoking throughout.

Internet Connection
Please note that use of the internet connection we provide is subject to your acceptance of the terms and conditions of the Internet Service Provider (ISP) BT and a fair use policy applies.
Please note that we are only responsible for the provision of the connection and we advise that you take steps to ensure your own safety on-line. These include installing a personal firewall and up-to-date antivirus software before using this connection. Parents are advised to supervise their children. Illegal downloads including copyright infringement are not permitted.
We are unable to fully guarantee this third party supply.

Locations
Noise: A level of noise is to be expected at centrally located properties, St Ives is a bustling town and has a thriving gull population. Terraced properties may also experience some degree of noise. For advice regarding an individual properties suitability for your party please contact us.
Flora and fauna: Insects and pests are commonplace and their occasional presence is not indicative of poor levels of housekeeping.

Third party suppliers.
Only are unable to fully guarantee the availability of any of the optional services supplied by a third party during your stay. Contracts for Holisitc Therapies are directly between the guest and the therapist.

Complaints
Please notify us of any problems as soon as they arise. Only will then endeavour to resolve the situation effectively. The Owner will remain solely for liable.

If there is a breach of any of these conditions by the Hirer or any of their party, we reserve the right to re-enter the property, terminate the booking and ask the Hirer and their party to leave.
